WHAT'S MY W.I.F.M. IF I CHOOSE TO HIRE A REALTOR?

Today's Winnipeg Real Estate Market is more complex than ever.There is no doubt that buying or selling a home is for most people the largest single purchase or sale of their lives. The question is when hiring a Realtor what benefit do they actually provide particularly in light of our current market conditions?

An experienced Realtor should be able to answer this question very clearly and in a straightforward manner

For sellers,your Realtor should be an expert in creating demand as it is that demand which will create the largest financial outcome for you when you sell your home. Home preparation, home staging and high definition photography are all very important parts of this equation.More home buyers will connect emotionally with a clean, well prepared, well staged home that has fantastic photographs to showcase the property, at least initially, as the vast majority of buyers begin their home shopping process online.

Most successful companies work very hard at creating demand which ultimately sells more of their product and usually at higher sale prices (think Apple).

For buyers,your Realtor will help you navigate complex bidding wars but perhaps more importantly a veteran and "connected" Realtor will provide you access to properties not yet on the open market so one avoids these bidding wars altogether. While more than 90% of home sold across North America are sold on the MLS System,there are a large number of "shadow listings"that a savvy, veteran Realtor will know how to source out for you.Find such a Realtor and you may also find your dream home before anyone else knows about it.

Of course,a knowledgeable Realtor will also be able to guide homebuyers through such issues as:Western Protocal Close, home inspections prior to bidding on a property, the benefits and pitfalls of cashback mortgages, what locational issues or area changes may effect property values up or down in the future, and what happens if I don't like my home or location after I move in ?
